Surely they can come up with something better to replace
the old Paragon Hotel & miners cottage?

Please lodge my objection to the DA-2009/1608 for 61-63 Walker St Helensburgh

The proposed development is not in keeping with the WCC DCP namely
* It is too big & tall (3 levels at rear/side) & will over shadow neighbouring properties
* Out of character with Helensburgh's heritage, and residential streetscape
* Extra pressure on Walker Street parking
* High risk of land slippage and erosion into the steep Camp Gully and Camp Creek.  The Geotech report commissioned in 2009 was based on the building being on the gentle slope area of the lots.  Yet 40% of the planned building is over the steep section, and the survey does not take into account the volume and height the Camp Creek  achieves in 50 year floods.   A 1971 Geotech Report (Chesnut/Crawford) commissioned by the Department of Minerals concluded that the land around the Helensburgh plateau was unstable and an undisturbed green belt above and below the plateau edges should be maintained. - this included the ravine directly behind 61 - 63 Walker Street. Excavation and consequent erosion will not improve the tree canopy/green belt
* Backs on to the steep  7d/E2 bush land of the Hacking River catchment . Architect plans include mention  of Walker Lane and Curracurrong Rd at the rear of the lots,  yet  these 'paper' tracks around the river do not exist.

I request that the designs are sent back to the 'drawing board' for a development that is harmonious with the street scape, beneficial to the community and with zero negative impact on the sensitive bushland and water catchment at the rear of the property

Yours faithfully,
